Location: Airdrie
Compensation: Hourly – Negotiable Based on Experience
Type: Part Time (Hours fluctuate seasonally- higher in spring/ summer)
Overview:
We own and operate a small residential rental portfolio. This position will work closely with us to learn the portfolio with the goal to transition toward systems-driven operations, so that we can be hands-off.
We are seeking a Operator & Systems Creator to take ownership of day-to-day operations while building and optimizing scalable systems that improve efficiency, reduce costs, and position the portfolio for growth.
This is an operational leadership position focused on execution, automation, delegation, and systemization.
Core Responsibilities:
1. Operational Management
Oversee day-to-day portfolio operations
Advertise properties
Vet prospective tenants
Coordinate tenant turnovers (inspections, leases, cleaners, etc.)
Handle tenant communication, conflict resolution, and problem-solving
Maintain condition of properties (hire and manage contractors as needed)
Take emergency calls (24/7 or scheduled on-call shifts)
Travel between Airdrie, Crossfield, Didsbury and Sylvan Lake as required
2. Systems & Process Development
Audit current processes and identify inefficiencies
Design and implement repeatable SOPs
Build scalable systems to automate and streamline portfolio management
Implement property management software
Delegate smaller tasks to VA, administrative assistant, or handyman/ contractors
Required Skills & Experience:
Prior property management experience
Strong system-building capability (process design, automation, SOP creation)
Comfortable implementing and learning software platforms
Highly organized and detail-oriented
Strong leadership and interpersonal skills
Effective conflict resolution abilities
Practical “handyman-level” understanding of property maintenance
Strong written communication skills (contracts, postings, tenant correspondence)
Comfortable working independently and making judgment calls
Ideal Candidate Profile:

Strong intuition with people and tenant dynamics
Solutions-oriented with strong problem-solving ability
Calm under pressure during emergencies
Interested in long-term operational excellence and scalability
